How It Works
Lawyers can do what realtors do, but realtors can’t provide legal advice nor close your deal and register your deed. At Dale Legal Realty Solutions we oversee the entire process beginning to end from helping you find the home, negotiating offers and closing the deal. There is no need for you to use an old fashioned costly buyer’s agent when using us and you don’t need a separate lawyer to close your deal. We also take care of the title insurance on your new home at no additional cost to you. We have arranged for our clients to receive on a daily basis all up to date MLS data on all homes for sale that may interest them as well as MLS information on all recent home sales in those areas of interest. People say we are better than using an agent. You be the judge.
Dale Legal Realty Solutions was founded by lawyer and former realtor Lawrence Dale. Lawrence knows real estate. As a realtor he had personally listed over 5,000 homes for sale on the Toronto Real Estate MLS system and CREA’s Realtor.ca website. Lawrence has been involved in owning and operating some of Canada’s most successful and innovative real estate businesses including Realtysellers, Zoocasa (a Rogers Communications Company at the time) and luxury brokerage Chestnut Park Real Estate. For the past decade Lawrence has been working to bring openness and transparency to the residential real estate marketplace and as a result of his efforts the Federal Government’s Commissioner of Competition intervened to bring about his changes to the marketplace. Our founder Lawrence Dale is personally involved in overseeing every transaction from start to finish along with our team of associated lawyers and support staff.
Our Clients’ Savings and Our Fees
Practically speaking you receive all of our services through to the closing of your deal and registration of your deed and you still get paid after we receive our fee. How this works is that we structure your transaction so that you receive the commission otherwise payable to a buyer’s agent and our fees are effectively deducted from that amount and you keep the rest. We recognize that every situation is different so when we start working together, we will discuss and finalize this fee arrangement upfront. However with the average prices in Toronto as they are, you can expect to receive over $10,000 after all our fees are paid which includes your legal closing fees and disbursements, increasing your savings even more.
